20 ac. horse farm near Memphis. The all custom, light and bright, California style home has 3 bedrooms, two and a half baths.

The kitchen is huge with views out over the 565 acre bottoms. The large, suspended, wrought iron pot rack saves space above the Jenn Aire glass cook top.  Great traffic pattern.   Arched entry from the dining room and exit to the laundry room and third bedroom.  The sky lights and windows make it unnecessary  to turn on any lights in the day time anywhere in the house, saving lots on the electric bill.  Any cook will love this kitchen. 

The laundry room has a washer and dryer, built in ironing board and a huge pantry. 

The dining room is also large with two big sets of windows, a propane fireplace with an eight foot carved mahogany mantle and surround  with a large mirror, a marble hearth and hardwood floors.  The 14 foot beamed ceiling has a lighted ceiling fan and a sky light, plus 3 "spot" lights.  The room is open to the 22x26 living room.

The living room has a 13 ft tall beamed ceiling with two lighted ceiling fans, 6 "spot" lights and eight sliding glass doors that go out to the 1500 sq ft of deck.  The view is incredible.  The glass doors serve as  a heat sink in the winter time when the big oak trees lose their leaves.  The passive solar heating, plus the wood stove, keeps everything cozy.  The woodstove sits on a brick hearth in a corner near the sliding glass door, making for a no mess access to firewood.  The property supplies us with all the firewood we need. The home also has forced heat and air plus the two propane fireplaces.  In summer the large Oaks shade the house and the glass doors are opened to the almost constant breezes that flow up from the Tippah River and across the Moody Bottoms to keep us cool without AC long after most folks have buttoned everything up and turned on the AC.

 The master bedroom is very large. The entryway is a set of French doors, with two sets of 5x5 windows and two sets of French doors going out to the hot tub on the deck.  Relaxing in the hot tub on a beautiful summer night, watching the fire flies come dancing up over the pastures pure magic. The 12 foot beamed ceiling has a ceiling fan plus another over the bed. The master bathroom has a mosaic and glass block shower and a separate bathing area for the oversized jetted bathtub.  The bathtub is big enough for two and overlooks the view through the French doors.  There are plantation blinds on all of the windows if you feel the need for privacy.

The second bedroom has it's own bathroom, set of 5x5 windows and French doors leading out to the deck.  It's carpeted but has hardwood flooring underneath.  It has another gorgeous view plus the fun of watching the deer jump over the fence and mosey down through the pasture on their morning stroll to the bottoms. You can see the horses from all of the windows.

The third bedroom is smaller and would make a perfect office. It has a ceramic tile floor and a lighted ceiling fan.

 The 50 X110 horse barn has a 60 X16 ft hay loft, 50 x 50 indoor arena, 16x20 stalls that can be divided, feed room, furnished tack room/office with fireplace and AC, extra 8x10 room to put in a full bathroom, and a telephone.  The perfect place to relax in comfort, watch a movie, pop some popcorn and stay warm while waiting for a new foal to make it's arrival without disturbing the expectant mother. The windowed door looks directly at the foaling stall across the 18 foot aisle way. The roof cap and both ends above the red metal siding are translucent.  Those and the many skylights make the barn light and bright.  The Ferrier and the Vets love it!

The 24x36, two story workshop has a concrete floor and is wired for 220.  There is a large work bench and lots of cabinets. The upstairs would make a perfect trainer's apartment with a view that goes forever.

The large yard has lots of flowers and fruit trees and is  fenced for pets.  It has a circle driveway for easy trailer turn around, and a lovely Koi pond next to the covered front porch.  All of the wiring, windows and doors have been replaced.  The new plumbing is copper.  There is enough flat area to accommodate the largest outdoor arena. The farm is located on a hard surfaced two mile circle just a few miles from Interstate 78 and an easy drive to Memphis.  The area is very quiet with little traffic.  The school district is the best in Marshall County. From our windows, you can see the Holly Springs National Forest with miles of riding trails.   Low taxes and energy bills.  It comes with a Starband Dish for internet connection and Direct TV Dish.
